Real estate is often called a rich man’s game. You need land, buildings, or big capital to play. That’s true if your plan is to buy and develop property. But real estate is really a simple money-spinning business anyone can start without offices, logistics, registration or certifications. It is a business you can start with simple knowledge, willingness, contacts and data as a student, housewife, househusband, domestic staff, banker, service men and women, domestic workers, security/ gateman. It is a business for everyone.
Here are ways you can start real estate business and become a millionaire without capital
1.Position yourself as an agent or broker: To be an agent, locate a registered agent or a property lawyer and discuss the possibility of marketing/renting their properties. Every agent, lawyer or real estate manager wants his or her property sold or rented. They do not care who brings the customer. Once you attach yourself with a recognized/certified agent, lawyers, they will take note of you, register you and forward their properties to you. You can forward same to your social media groups with your number attached. Anyone who is interested in the property will contact you and you refer the person to the agents. That person becomes your client, if the deal goes through you get your agreed commission. You have only invested your time and data.
Note that you must be careful in selecting the agents or lawyers you get attached to so you don’t get involved with fraudsters
2: Learn to spot and flip land options. Some landowners are willing to give you an option to find a buyer within a set period, at a price you agree with them. If you can find a buyer willing to pay more within that window, the difference is yours. This requires no money down, only contacts and adverts on social media, patience, and a lawyer or surveyor you trust to confirm the land’s title before you promote it to anyone. simple. You can equally be an agent for the owner, if you get a buyer, you get your commission. In Lagos state it’s 10% of the price of property and 15% for a group of agents. All you need here is your phone.
3.You can request to offer property management services. Many landlords, especially those living abroad or in different cities of Nigeria, need someone reliable to collect rent, inspect properties, and manage minor repairs. This is a service business, not a capital business. All that is required of you is your reputation, trustworthiness and consistency, which costs nothing to build beyond your time.
4.Market off-plan units for developers on commission bases. As stated above, developers and estate managers are looking for buyers and tenants for their houses. If you approach them and discuss, they can list you as one of their marketing agents for a commission. You don’t need money to do this, all you need is to understand the project well enough to explain it convincingly and follow up with your leads.
5.Start a real estate content or listings page. A well-run Instagram, Facebook, or WhatsApp Status page showcasing verified properties for sale or rent can attract both buyers and agents who want visibility. Once it has an audience, you can charge agents a small fee to feature their listings, or earn referral commissions when a lead you generated closes a deal.
6.Offer documentation support and referrals. You don’t need to be a lawyer to know which lawyers and licensed surveyors do reliable work in your area. Buyers who are new to a location including diaspora clients often just need a trustworthy person to take them to the right professionals around. You meet them in churches, mosques, neighborhood meetings, alma mater meetings, WhatsApp groups, gym, town/village monthly meetings, sports fields, lounges, night clubs, weddings and funerals. Just print a beautiful card and share with a beautiful smile. Build relationships with two or three verified professionals and refer clients to them for a small, disclosed arrangement. You can accept title documents for perfection and get the lawyer to do it and you get your share of the fee.
7.Facilitate joint ventures between landowners and developers. Many families own land they can’t afford to develop, while developers are constantly searching for land to build on. If you can identify idle family land and introduce the owners to a credible developer for a joint-venture arrangement, you can negotiate a facilitation fee once the deal is signed.
Specialize in one small, well-understood niche. Rather than trying to cover all these areas Pick something specific. As a student you can pick hostels search for students near a particular campus, short let apartments in one neighborhood, or land in one emerging corridor. Depth of knowledge in a narrow area builds trust fast, and trust is what generates referrals and repeat businesses
Note that real estate space in Nigeria has no shortage of fraud, so protect your own reputation as you venture in it. Only refer people to agents and developers who are properly registered with their state’s regulatory authorities. Never collect money on behalf of a transaction you don’t fully understand. Ensure that you enter into a written agreement with any one you are dealing with weather an agent, developer, landlord or property owner.
Real estate rewards smart people who have the knowledge, credibility and reputation to deal with their contacts. People will run checks on who you are before engaging you either as a partner of an agent. Start where you are known, with who you know, then let the real estate world welcome you. You do not need capital to build your real estate business
